Overview
The Mosquito Creek tract is located in northwest Gadsden County, Florida, approximately 4.5 miles east of Chattahoochee. This 691-Acre property is a top-notch timberland and recreational property with paved road frontage. It is bordered by large timberland owners adjoining the tract on three sides. Improvements
The improvements are nestled into an 11-acre area of pecan, mulberry, pear, and sawtooth oak trees as well as a 3-acre dove field. Within this area is a 1,152 Sq. Ft. 2 bedroom, 1 bath camp house complete with furnishings. There are 4 barns, mostly for equipment storage. One of the barns is a 6-stall individual lockable storage for owners or lessees.

1999 Loblolly Pine Plantation- 65.4 acres1998 Loblolly Pine plantation - 140.7 acres
The above loblolly stands were thinned at approximately 15 years of age. These stands have been contracted to undergo an understory burn.
2004 Longleaf Pine Plantation - 31.1 acres2016 Longleaf Pine Plantation - 10.4 acres2010 Longleaf Pine Plantation - 85.4 acres
The above 2010 longleaf stand was generating approximately in pine straw revenue. This stand was slightly damaged by Hurricane Michael in 2018. The owners now have a pine straw contractor that is improving the stand and cleaning up the damage in order to get it back into income producing pine straw production.
2019 Cutover Pine Plantation - 75 acres
The above stand has been contracted to be reforested in the winter of 2021.
Hardwood - 224 acres
This stand is a mixture of hardwood hillsides, bottomland and spring-fed running creeks.
The Land and Wildlife
Tremendous hilltop views and spring-fed creeks in the hardwood bottoms. The land is premium wildlife habitat with game populations to prove it with a lot of help from 12 perfectly placed wildlife food plots And the potential of adding more within the 14-acre transmission line that runs through the property.
