Farm Description: This property consists of two irrigated quarters (1/2 Section) of cropland located Southwest of Garden City, Kansas. The farm is legally described as the North one-half (N ½) of Section 12, Township 26, Range 34, Finney County, Kansas.
Irrigation System & Improvements: The current configuration of the 320 acres has alfalfa planted on the west quarter and the east quarter is in established forage grass for livestock grazing. Extensive work has been done to the property in the past year. An 8” water line has been installed between the two quarters of ground which allows the (2) irrigation wells to both supply water to each of the (2) center pivots on the farm. This strategy improves water supply to the irrigation systems and in turn increase productivity for improved yields on the alfalfa production, or additional crops as may be planted.
The irrigation wells have been reported at (175 to 200 GPM) for the East Well and (200 - 225 GPM) for the West Well. The new water line described above, allows a sustained rate of approximately (400 GPM) between both wells. There are (2) Valley center-pivot irrigation systems which both consists of (9) towers each. The systems appear to be in good working order, free of corrosive water, and ready for the new owners. The tenant owns the current well motors, however the rest of the irrigation and well equipment is owned by the seller and will transfer with the property.
Livestock Facilities: There is livestock working facility which consists of cattle working pens as well as a livestock water well which was drilled in 2015 and is located on the east quarter. This facility allows ease of working livestock and the load out process. The pens will require a few panels and the install of a portable chute; however, the basic construction is in place. The corners of the fields are not cultivated and are currently in native grass. The corners offer wildlife habitat and would be conducive to hunting pheasant and quail and possibly deer.
