The historic Two Creek Ranch consists of 9,672± contiguous acres which includes 9,311± deeded acres, 241± State of Wyoming lease acres, and 120± BLM lease acres. U.S. Highway 85 forms the eastern boundary of the ranch allowing for 2-1/2 miles of highway frontage. This year-round operation offers an abundance of grassland, natural protection, live water, and irrigated ground. Approximately 266 acres are irrigated by two, low-pressure center pivots which have historically produced 1,200 to 1,300 tons of hay annually. Flowing beneath the ranch's scenic cedar and pine-tree covered ridges are seven miles of perennial creeks surrounded by mature cottonwood trees. Approximately 5-1/2 miles of Rawhide Creek flows through the interior of the ranch with an additional 1-1/2 miles of year-round live water provided by Jay Em Creek which flows alongside U.S. Highway 85. In addition to the seven miles of live water, there are three miles of underground pipeline along with five working windmills equipped with submersible pumps which can be operated by generators or solar units. Wyrulec of Lingle and Niobrara Electric Association in Lusk provide power to an additional five wells with submersible pumps that are located throughout the ranch which also provide excellent quality and quantity of water for livestock and wildlife. The carrying capacity of the ranch is owner-rated at 400 cow/calf pairs year-round which equates to 24 acres per pair with supplemental hay during the winter. There are three sets of building improvements along with two sets of working corrals. The topography of the Two Creek Ranch provides excellent habitat for the wildlife that frequent the property such as elk, mule deer, whitetail deer, antelope, turkeys, sharp tail grouse, and other upland bird species.
