LOCATION

Dalhart, Texas is located in the northwest corner of the Texas Panhandle and is known as the “Cross Roads of Cow Country”. Two major highways crisscross this portion of the panhandle, Highway 54 and Highway 87, along with the completion of two railroads crisscrossing in the early 1900’s. The city was built on the county lines of Dallam and Hartley Counties, hence the name Dalhart.

This is a very progressive agriculture area with large ranches and farms producing cattle and crops. The most popular crops for this area would be corn, wheat, and varying types of silage for the feedlot and dairy industries. Numerous feedyards call this area home providing for jobs as well as a market for crops. In the mid 2000’s, California-based Hilmar Cheese opened up a processing plant in Dalhart. This provided another boost for the area proving for employment as well as helping to land several large dairies to the region. With all the related businesses for this strong agricultural area, Dalhart certainly is an exciting place to be!

ACERAGE

The property consists of a total of 2,400 acres with approximately 1,875 acres being under pivot irrigation. The farm is watered by three Zimmatic sprinkers and three valleys. A total of 17 wells are scattered across the farm to raise over half the farm in corn. The current owner supplies a local dairy with some corn and sorghum silage. The wells are powered by natural gas and three-phase electricity is available for the sprinklers and submersible wells. Also available on the farm is a small test plot of 10 acres where the owner is utilizing some drip irrigation to test the feasibility of this new method of irrigation. The farm also has 266.8 acres enrolled in the CRP program yielding almost in payments.

WATER RIGHTS

This farm lies in the North Plains Ground Water District based out of Dumas, Texas. All rules and regulations are filed and administered through this office.

IMPROVEMENTS

Located on this farm and included in the sale is a nice 60 x 120 insulated shop with a large overhang on one side and a full cement floor. Also included is a grain storage bin capable of storing 145,000 bu. of grain and a second round top barn with a cement floor. All sprinklers, motors, gearheads, and submersible wells convey with the sale.
