Legal Description: S/2 of SE/4 and S/2 of NW/4 and SW/4 of Section (20), Township (27) North, Range (24) W.I.M. (320± Acres)

Directions: From Hwy 64 & 183 in Buffalo, OK. Go 10.5 miles west on Hwy 64 to NS180, then ½ mile south or From Hwy 64 & 283 (7 mls. North of Laverne, OK) go 4 miles east, ½ south.

Taxes: Contract: Contract # 10286, started 10-1-13 and matures 9-30-2028. There is 226.9 acres enrolled with a per acre rental rate and a annual payment. There is another contact # 10288 with 33.8 acres enrolled with per acre rental rate with annual payment.

This tract is grassland (some just planted last year for CRP) with rolling terrain and fairly new perimeter fencing. There is a windmill located on this property with large water tank on dividing line (half on each tract) of Tract 1 & 2. This property has good access by county road on the west and south.

This tract is grassland with rolling terrain and some large ravines with timber. This is an excellent property for large Whitetail deer hunting (pictures of past deer taken off of this tract on website). There is a live creek that runs throughout this tract with two nice size ponds. There is a large ravine area on the northwest east corner of this property that also has springs and excellent wildlife habitat. This property also has good perimeter fencing around most of the boundary area. This is one of those hidden hunting spots you wouldn’t expect to find in this area! Access is only by the county road on the north that comes to this tract in the NW corner. Adjoins Tract #1 on the south.

Taxes: Contract: Contract # 10115, started 10-1-12 and matures 9-30-2022. There is 152.2 acres enrolled with a per acre rental rate and a annual payment.

This tract is slightly rolling terrain and is all grassland with most of the property in the CRP program. Access to this property is by good county road on the north, east, and south. The property is quarter of a mile wide by one mile long. This tract also has a 6” water well drilled and use for water supply to drilling rigs. (No pump)

CONSERVATION RESERVE PROGRAM: The purchaser of these properties must stay in compliance with the existing Conservation Reserve Program contracts (contract are located on ) for viewing and in the bidder packets supplied the day of the auction.
