This 69 acres has a perfect mix of woods and open meadows, as well as its own series of private dock ponds which are fed by an interior stream.
Also, the land borders the 1,103 acre Lonesome Bay State Forest.
The property is very private as it has its own private gated road access. The private road, which leads through the middle of the property, makes it very easy to subdivide if you so wish.
There are a series of completely private ponds on the property that is perfect for duck hunting and trapping. The property has rock ledges and valley fingers that make for excellent funnel point for all of the wild game which include whitetail, black bear, bobcat, turkey, grouse, woodcock, cotton tail, and even snow shoe/varying hare. If you get tired of hunting on your own land, there is also 1,130 acres of State hunting land just a short walk from the property.
This land is only 10 minutes from the public boat launch for Black Lake.
Black Lake is known as one of the top 10 bass lakes in the U.S. It features a prime fish habitat including massive bays, expansive weed beds, island drop-offs, mid-lake shoals, rocky points and rocky shorelines. Black Lake is the largest of the Indian River lakes and has over 200 miles of shoreline. You can catch an array of species like pike, musky, walleye, and even sturgeon. Bass and crappie fishing is very popular on Black Lake, and there are only a few other lakes in New York State that can boast abundant crappie fishing all year. Largemouth bass can be found in the lake's many bays and along weedy shorelines. To find the smallmouth bass, look for rocky points and mid-lake shoals. Black Lake is also a very popular ice fishing lake for walleye, perch, bluegill and crappie.
