LOCATION: The Robinson Ranch is located twelve miles west of the Edwards County Airport and lies along the south side of County Road 310.
WATER: Water is furnished by two shared water wells. The west well is located near the headquarters cabin. The east well is located on a hill about the middle of the property. Water from this hill top well could be distributed by gravity flow to water troughs in all areas of the ranch.
TERRAIN: The topography on the Robinson Ranch is low rolling hills and wide valley areas covered with live oak trees, persimmon, shin oak brush and mountain laurel. The ranch is located in an area that is strong grass county. Boot high grass covers the landscape.
IMPROVEMENTS: The cabin, storage building, and wild game processing area is located about a quarter mile south of County Road 310.
COMMENT: The Robinson Ranch is a part of the 4500 acre Forrest Weldon Ranch. The Weldon family were long time Edwards County ranchers. The west part of the ranch is still owned by the Weldon family. Electricity is provided by Pedernales Electric Cooperative and telephone service is provided by Southwest Texas Telephone Company.
The Robinson Ranch is not part of a sub division and there are no restrictive covenants on the property.
HUNTING: This area of Edwards County is well known for good whitetail and turkey hunting. Axis deer, wild boar, and other exotics are prevalent in the area.
MINERALS: The Seller will reserve one-half of the minerals owned.
TAXES: Taxes are based on 1-d-1 wild life valuation and are approximately $250 per year.

The owner of the ranch would consider selling the ranch in two separate tracts:
TRACT #1: 111 Ac.: Subject to survey - includes the cabin and shared water well: Price: $2,195/ac
TRACT #2: 139 Ac.: Subject to survey - includes water well & electricity. Price: $2,150/ac.
The water well at the headquarters is shared with the Weldon family. The Seller will retain a one-half interest in the east water well and will share in the cost of maintenance and electricity.
