Farm Description

This will make the PERFECT weekend getaway. When you arrive at Black Run Farm, on the Licking/Muskingum County line, you will take a step back in time. The property holds a lot of history within the bounds of this 283-acre farm. The Lodge was built in the 1920’s by E. Wilson Heisey, the son of Augustus H. Heisey, founder of the Heisey Glass factory. He searched the countryside to find 7 different log homes, some dating back to the late 1700’s. These log homes were disassembled, moved to this location, and after two years of construction you have what still stands today. What he created was nearly a 3500 square foot cabin in the woods and was used as a weekend getaway, hunting lodge, and company meeting place. You can see the age in the rough hand-hewn logs that was used to build this lodge. The craftsmanship is second to none. Even the doors were handmade with wooden hinges and latches. The five huge fireplaces were constructed from the stones found on the property, and originally used to cook and heat with. Although a few things have been changed over the years, like the two modern bathrooms and the large deck, the lodge still has most of its original beauty and charm. There are four bedrooms in the home, three of which are upstairs. One of the bedrooms was used for the help that worked here, and has a trap door that leads directly to the kitchen. The kitchen is partially modernized and has a commercial stove. The dining area is graced with a table seated for twelve, and plenty of windows for a great view. There are two large living areas that are great for entertaining guest, one on each floor. The large screened in porch leads out to the two huge decks overlooking the wooded lot. There are three furnaces used to heat the home and these are all ran off of free gas from the gas well on the property.

Just to the west of the lodge there is a five-car garage and a cottage. This saltbox log home is believed to have been on the property much longer than the lodge. Repairs are needed to this building to make it habitable again. Another home on the property is the caretaker’s home. This is an older farmhouse that is closer to the entrance of the property and the current caretaker resides there. The horse barn boasts 10 very nice stalls, a tack room, a wash bay, and plenty of other room for storage. There is a fenced in pasture and a paddock for your horses or some livestock. Up on top of the hill, above the lodge, you will find the gorgeous log sided pole building. This has been used for many wedding receptions as well as outdoor weddings. The building is finished inside with the exception of the rear addition, which was planned to add bathrooms and a kitchen. This building is also heated with free gas from the gas well.

The majority of the property is wooded and in different stages of growth. Some portions of the property were select cut in recent years under the advice of a forester. A lot of the property has been untouched, and shows it with plenty of big mature timber. This includes a lot of hardwoods and the mast production that comes along with it. Some areas, there are so many acorns on the ground that you can hardly walk. Being that this was originally a hunting camp for Mr. Heisey, he knew how to pick a great location. This area is known for giant whitetails, and the turkeys are prominent as well. The current owners state that the hunting couldn’t be better. We will have trail camera pictures coming soon. If you desire to enjoy the nature, there are of miles of trails throughout the property that you can hike or ride your ATV.

The seller owns the Clinton gas well on the property and ownership will transfer with the purchase. This gas well has produced year after year, and along with the free gas, the well has produced an income of per year. Some repairs were recently done to the gas well and the owner expects the future income to be on the higher side.
