Here is a solid farm with great Highway access. This property is perfect for growing corn, cotton, beans or wheat because it is a well-drained easy worked loamy soil with a very adequate water supply. This property has three Pivots. The largest on the south side of the farm is a 2,015 Valley foot pivot system that irrigates approximately 272 acres. The second is a 1,525 foot Valley system that waters about 167 acres. The third is a brand new 1,393 foot Valley covering the top north part of the farm. The property is well drained by a ditch running along the east side of the property as well as one along the south edge of the farm. Ray and Travis have made several water and grading improvements including the new Valley pivot on the north end. They are currently taking the old 23 acre borrow pit and reclaiming half of the acreage for crops. This change will also allow the south pivot to turn 360 degrees. The 2016 crop plan includes all acres in cotton. We have a new 3 year $175 cash lease in place.
Pivot 1: a 290 acre field with a 2,015 Valley pivot system.
Pivot 2: a 168 acre field with a 1,525 Valley pivot system
Pivot 3: a 65 acre field with a 1,393 brand new Valley pivot system.
The grading and irrigation improvements that Ray and Travis have made since purchasing the property have increased production capabilities and revenue potential. They have eliminated all interior ditches and this entire 725 acres is farmed as one field. These improvements allow farmers to work the land at incredible speeds and efficiencies. Serious investors will be hard pressed to find a better farm with the kind of access, irrigation and drainage this property offers.
