Gerty buzzard Flop Lot W/ Trailer : Coalgate : Hughes County : Oklahoma

Farm Description

Gerty “Buzzard Flop” Lot with Trailer is a tract of 14.78 acres with no HOA (Home Owners Association), dues or covenants. It contains a 2 bedroom/ 1 bath single wide trailer that is 16ft wide x 75ft long for a total of 1200 square feet of living space. It needs cosmetic work but it is sound. Also there is a very nice, good sized pond and a stand of mature timber along the North boundary. It is available for immediate possession. Those moving here with children would be within the Calvin School District which scores above average against other Oklahoma school districts. This tract is mainly pasture with a really nice mix of desirable native grasses. Access to the property is a private road entering from the West. Rural water and electricity is on the property. It is less than 2 hours to Oklahoma City or Tulsa and is less than 40 miles to McAlester.

This property lays 2 miles east of the small town of Gerty. The community's original name was Buzzard Flop, situated in the Choctaw Nation, Indian Territory. Although buzzards may not have roosted there, the place was a rest stop for travelers and freighters on the trail from Fort Smith, Arkansas, through McAlester and the Choctaw Nation to Stonewall. The site provided clear spring water and level camping spots. Before 1880 the surrounding country (owned by the Choctaw Nation) made an ideal cattle country, many of the American Indians possessing large ranches. In 1893 James S. Raydon built a log cabin, put in a grocery store, and established a post office. The latter was approved by the federal government on June 15, 1894, and called Guertie, for Raydon's daughter. Raydon was the first postmaster. Later Gertie was changed to Gerty to avoid any confusion with the Oklahoma city of Guthrie.

***Owner financing available for 10% down. The remaining balance may be financed for a period of 10 years at the rate of 10% interest. This interest rate may be lowered by paying a larger percentage down payment. Because average market rates can change, we reserve the right to change this posted rate.
