This property is in five separate fields that are all conveniently located within a one mile radius of each other. We are offering all five tracts together for one price but are willing to sell the tracts separately if the buyer would not want the whole farm. The soil is almost entirely silt loams which make this an excellent production farm. The property is also blessed with a very ample water supply that will support beans, corn, rice, wheat or cotton. In 2013 the separate tracts brought $180 an acre cash rent and in 2012 it produced beans, corn and rice. There are numerous ditches running along and through the fields providing good drainage for crop production. While this farm has an outstanding performance history, Ray and Travis have several grading improvements planned that will increase crop yields while allowing for added crop diversity and better crop rotations. The 2014 crop plan includes 375 acres of beans and 300 acres of rice.
Approximately 554 acres are irrigated with 121 dry, leaving 50 in woods for hunting. There are six wells on the property; three are turbine, and three are electric. Ray and Travis will improve the property by laser grading and enhancing crowns.
If sold separately, the four tracts are broken down as follows:
Tract 1 - 40 acres with shop building and electric well - $244,000 or $6,100 p/acre
Tract 2 - 246 acres with electric well - $1,082,400 or $4,400 p/acre
Tract 3 - 80 acres with turbine well - $330,000 or $4,125 p/acre
Tract 4 - 360 acres which includes a 320 acre field with one electric and one turbine well, and a 40 acre field with one turbine well - $1,785,600 or $4,960 p/acre
