Here is a solid farm with great Highway access. This property is perfect for growing corn, cotton, beans or wheat because it is a well-drained easy to work loamy soil with a very adequate water supply. This property has three Pivots. The largest on the south side of the farm is a 2,015 Valley foot pivot system that irrigates approximately 272 acres. The second is a 1,525 foot Valley system that waters about 167 acres. The third is a brand new 1,393 foot Valley covering the top north part of the farm. The property is well drained by a ditch running along the east side of the property as well as one along the south edge of the farm. Ray and Travis have made several water and grading improvements including the new Valley pivot on the north end. They are currently taking the old 23 acre borrow pit and reclaiming half of the acreage for crops. This change will also allow the south pivot to turn 360 degrees. The 2017 crop plan includes all acres in cotton. We have a three year $175 p/acre cash lease in place and last year this farm produced 2.2 bale cotton p/acre.
540 of the 725 acres are irrigated leaving only 11 for a pond and ditches. There are 3 wells on the property; all are diesel. Ray and Travis have also improved the property by laser grading the fields and moving crowns.
