HUNTING:

This is one of those rare ranches where no two hunting trips will be the same. Given the size, topography and cover you’ll just never know what you’re going to see. Game includes Whitetail, Sika, Axis, Fallow, Hogs and the always challenging Aoudad. Years of hunting from the tops of hills, around the rim of big headers or trailing to the bottom of several wide draws will only begin to find all the hunting spots on this ranch. An occasional Mountain Lion (Panther) have been seen on the ranch. Several of the big cats have been killed in the vicinity where the Venado Ranch is located.

IMPROVEMENTS:

Accommodations include two RVs that have been enclosed in a 30’x40’ masonite siding structure, along with another 27 foot travel trailer. Other improvements include a lockable 8’x20’ sea-land container for secure, dry storage; and a 3,000 gallon rainwater poly storage tank to collect rain water off the roof of the RV structure. Electricity at the headquarters is provided by electric generator, but Pedernales Electric Co-op power lines provide electricity along the southwest boundary to the water well, about one-half mile from the headquarters. The entire ranch is enclosed by low, livestock fencing in poor to fair condition, except about 1200 ft. of perimeter deer-proof fence to enclose a pasture of about 130 acres suitable to contain deer. The water-gaps need repair.

HUNTING

COVER & BROWSE:

The primary tree and brush cover includes Live Oak, Pinion Pine, Mountain Laurel and Cedar. The land has an ideal cover of dense vegetation necessary to produce large whitetail deer, including an abundance of desirable forbs and shrubs such as kinneykenick, persimmon, shin oak, and shinnery oak brush.

NEIGHBORS:

This End-of-the-Road ranch is well situated, with some medium sized and some very large neighbors. To the best of the Seller’s information, Seller’s neighbors include ranches of about 345 acres, 390 acres and 300 acres on the west and south sides, a ranch of about 6,400 acres on the entire north and east boundaries. The enormous 52,000 acre Silver Lake Ranch joins the Venado Hunting Ranch along the SE corner. It is very seldom that a ranch this size joins huge ranches that have been owned by the same families for generations.

MINERALS & COMMERCIAL WATER:

Seller does not believe he owns any minerals, but will convey whatever, if any, that he owns. Conveyance of commercial water rights is negotiable.

EQUIPMENT:

Conveying with the sale are the two enclosed RVs, the unenclosed 27 ft. travel trailer, 3,000 gallon poly water tank, Ford 555 front-end loader with backhoe, the 20 ft. sea-land container, 7 hunting blinds, 4 spin feeders, and 2 gravity-flow protein feeders.

COMMENT:

From the mountain tops, as far as the eye can see, there is a vast view of high mountainous country, deep wide canyons and tall limestone cliffs. Internal access to the ranch is by a combination of 2 wheel drive, 4-wheel drive and ATV roads. The rocky road to the bottom of the canyon offers an exciting trip.

This ranch is well suited for the serious hunter and ATV enthusiast.
