The adjoining bleachers hold more than 100 guests, making this an ideal clinic facility. Both the indoor and stabling area have overhead gas heaters perfect for taking the chill out on cold days.
Connecting the indoor and stabling barn is a wide center hallway with rubber pavers and access to a spacious tack room and adjoining well-equipped kitchen. There’s also a large laundry room with commercial washer and dryer and a bathroom. Two grooming bays are located off this hallway, and there is direct access to a fenced paddock - handy when the vet or farrier comes.
The barn includes a spacious live/work area, with tile floor, kitchenette and fireplace on the main level, plus a loft area above. On the second level you’ll find two bedrooms each with private bath, along with additional space that could be finished.
The perimeter is fenced, and the farm has paved drives and trailer parking. The property fronts on both Dixie Highway (main entrance) and Confederate Road (back entrance). There is a detached 5000sf carriage barn with high overhead doors on both ends, with two bays that can be used to house big rigs. The barn has hot/cold water and a small workshop. The property also includes a 1400sf caretakers cottage with 2 bedrooms and 1 full bath with separate street access.
The farm is located just west of Madison’s acclaimed Historic District, and about 5 minutes from I-20 Exit 113.
