Born Lake Ranch is a rare alpine retreat located high in the San Juan National Forest, 20 miles from the town of Pagosa Springs, and nearby the renowned Boot Jack Ranch and Wolf Creek Ski Area. This extremely private ranch was homesteaded in 1890s by Henry Born. Henry and his family worked the ranch until 1960 when the Born’s passed ownership of the Ranch to another family, who have owned and enjoyed and nurtured this pristine setting ever since. The Ranch consists of 155 +/- acres over varying wilderness terrain. The property is completely surrounded by National Forest lands and near the center of the ‘in-holding’ lies the crown jewel of the property, a crystal clear 17-acre mountain lake. Also, there is a beautiful series of cascading waterfalls, known as Crystal Falls, along the Western boundary that provides a constant fresh water stream to the lake, and ultimately turns into Crystal Creek that flows back into the San Juan River. These spring water falls provide water for the domestic water system. Along the banks of the lake there is an historic family compound including: a Lodge, ten cottages, a bathhouse, saloon, cave/wine cellar, barn with storage, workshop and auto bays. These improvements are rustic, while functional, and a new owner may want to remodel them or keep select buildings and build new facilities. Utilities include electric, telephone, and propane. Along the Eastern boundary, the West Fork of the San Juan River traverses the property in and out of canyon areas, and provides an excellent fishery, and habitat for wildlife. There are extensive adjudicated water rights derived from these water sources, to include: 67.879 acre-feet from Born's Ditch and 2.0 cfs from Waterfall Creek.
