This is a rare opportunity to acquire approximately 847 acres of premier waterfowl and recreational land along the Cache River in Monroe and Woodruff Counties, Arkansas. Located adjacent to the Cache River National Wildlife Refuge, the property sits in the heart of the Mississippi Flyway, one of North America's most productive waterfowl migration corridors.

Just one mile northwest lies the 800-Acre Plunkett Farm Waterfowl Sanctuary, a U.S. Fish & Wildlife Service Farm Unit where unharvested crops are left for migrating waterfowl and no hunting is allowed during duck season. One mile off the southwest corner is the Usfws North Unit Waterfowl Sanctuary, and a half mile southeast is Dagmar Wildlife Management Area, nationally known for its green timber duck hunting when the Cache River and Bayou DeView flood in winter. Together, these protected areas hold thousands of wintering waterfowl each season.

Approximately 767 acres of the property are enrolled in the Wetlands Reserve Program WRP, which includes 14 managed impoundments totaling 174.3 acres. Eleven impoundments provide semi-permanent water, while three are designed for moist-soil management with water-control structures. An additional 496.6 acres have been planted in bottomland hardwoods including bald cypress, multiple oak species, green ash, and sweet pecan, providing exceptional habitat for waterfowl, whitetail deer, and small game. The remaining acreage includes 80 acres of tillable farmland and river frontage along the Cache River. The property also offers excellent deer hunting and year-round fishing on Bull and Heifer Lake.

Access is from the north via Highway 38 and Number 6 Road, approximately 15 minutes east of Des Arc. The property is roughly 1 hour and 15 minutes from Little Rock and 1.5 hours from Memphis.

The tract has been leased to the same hunting group year after year, with the lease expiring January 31, 2026. The lessees do not have a right of first refusal and will have 75 days following lease expiration to remove personal property. The 80 acres of tillable ground is under a verbal cash rent agreement at $75 per acre $6,000, which will be credited to the buyer at closing.

Also included is a one-acre lodge site at the corner of County Roads 915 and 935, featuring electricity and an existing barn.
