Farm Description

This is a 310 acre property that has been groomed for decades. It has not been for sale for generations. This Ariton School Zone property keeps getting better. The timber inventory is impressive with mostly mature planted pine. There are 50 plus acres of mature hardwoods located in three areas. It is obvious at first glance that is not just some 300 acres out in the country. No not at all, this a loaded property with great mature planted loblolly pine hardwoods, a small pond, a year round running unnamed stream. These mature pines have been thinned twice and have the quail plantation look. Pines do not grow where it is wet and this tract of land has only 16 acres of wet ground throughout the entire property. This isn't flood zone but more like upland ground with a couple of streams. This stream is a 4-5 acre pond site with out any trouble. There is a road system through the property is adequate. Our drone footage did not show any dead spots in the pines to speak of. The pond is small but stays full. It is definitely big enough to fish and grow fish in.

Did I mention a 12 acre field currently being cultivated at the SE end of the property. This is where nearly 1,000 ft of paved road frontage meets the right of way of HWY 51. This is a two lane nice paved road with county water, high speed fiber, and electricity available right at the road frontage southern border. If you know me at all you know that I do not exaggerate and I know deer and their habits better than most. There is tremendous hunting opportunities for whitetail deer, turkey, and small game. This property appears to have not been deer hunted in years and it was obvious that the neighbors were feeding and planting for the local herd. This place was absolutely scraped and trees rubbed in a ridiculous amount of sign. Believe me when I say there were a lot of scrapes I mean dozens and dozens of noteworthy scrapes being worked earlier this year. I enjoyed looking at possibly the most buck sign on one property that I had seen in a long time. Especially on a tract of land that had been left untouched by hunters it seemed for years. There were old feeders and older shooting houses that had not been used in who knows how long.

This is unrestricted out in the county property that is waiting for the lucky individual that has the good fortune of reading my words that hugely undersells and describes this interesting property. There is a strip of land that runs out to the road on the SW end and the western border also has access through a deeded easement.

This property is 2.6 miles south of Ariton, 11 miles north of Ozark, and 13 miles south of Brundidge.
