39 Acre Pecan Farm Fsbo : Tularosa : Otero County : New Mexico

Farm Description

The 39-acre farm for sale in Tularosa, New Mexico has 26 acres in 845 pecans and 11 acres in afghan pine trees.

Included with the farm is the single wide, 3 bedroom, 2 bath, 1973 Lancer Mobile Home. Over the past years the mobile home has been bricked and updates done to the interior.

The view from the porch to the East is of Sierra Blanca where it merges with the Sacramento Mountain Range - a sight to behold during the winter months when it is capped with snow. To the West is the view of the majestic outlines of the San Andres Mountain Range, which appear to be nestled on top of White Sands National Monument.

It has paved roads on the North and East. Natural gas, electricity, internet service, cable/satellite TV and telephone are available. The home, barn, shed and equipment are included in the sale of the farm. Owner will install a new septic tank and have the property resurveyed. Mineral and water rights will be assigned/transferred to buyer.

The farm is located less than one hour to two ski areas - Ruidoso, NM and Cloudcroft, NM, as well as casinos, horse racing, trout fishing at Bonito and Silver Lakes, the Lincoln National Forest with abundant wildlife, camping, and hiking, the highest golf course in the USA, and White Sands National Monument.

The farm would make an excellent investment for anyone - those looking to make extra income on the side, for someone to just farm and enjoy while earning an income, an investment for future retirement purposes - or those just wanting the feel of the earth between your toes.

Water for the pecan trees is supplied by three water wells. One well is 600' deep and has a 12" casing. The other two wells have 6" casings and are 250' and 300' deep. The larger well is equipped with a 10 HP submersible pump. The 6" wells have 5 HP pumps. All wells have had pumps, motors and boxes replaced since 2007.

These wells are registered with the New Mexico State Engineer and provide for 280 acre-feet of water per year to be pumped for agricultural purposes. The Tularosa Basin is closed to further drilling except for domestic (home) use. Domestic wells cannot be used for crop irrigation.
