Dry Branch
Hickory Grove, SC 29717
York County, South Carolina

Farm Description
Dry Branch Tract is a great timberland and recreation property in a quiet area of western York County. Around 69 acres of rolling hills are covered with planted loblolly pine about 6 years old. These trees are well-spaced and growing fast. About 18 acres of mixed hardwood and old pine forests follow a small stream through the middle of the tract. This little branch flows much of the year but may stop during the dry parts of summer. Neighbors have ponds on this stream both above and below the property indicating a good pond site may be found here.
The property has good access with frontage at two points along Martin Road, a small, paved road. There are potential sites for a home or cabin with gentle slopes and easy access. Broad, gentle slopes further into the tract could be cleared for large food plots, pastures, or a more secluded building site. Soil map for septic drain field potential looks favorable in these areas. Electric lines are available along the road frontage. There are no public water lines nearby.
The town of York is about a 20-minute drive away and offers restaurants, doctors, churches, and several stores including Tractor Supply, Lowes, and Food Lion Grocery. The tract is about 15 miles from York, 29 miles from Rock Hill, 38 miles from Spartanburg, and 50 miles from Charlotte. All distances are approximate road miles to the center of town.
The property does not have an address. The nearest neighbor is 1224 Martin Rd, Hickory Grove, SC 29717. This address can be used for GPS directions and will bring you to the house just south of the property entrance. See attached location map. County tax map is 67-00-00-001.
