Little Lake is a big timberland tract in the rolling hills of western York County with sprawling areas of forestland, long, open food plots, and a private lake of more than 12 acres. The property has significant timber value with around 215 acres of mature pine plantations averaging about 34 years old. Many of these older stands have high sawtimber volume per acre. Another generation of pine was established in 2018 and covers about 145 acres. There are around 30 acres of natural hardwoods along stream courses. A gas pipeline right-of-way crosses the land occupying about 8 acres of open ground.
The property lies on the south side of Legion Road and extends more than a mile deep from the pavement. Access is good with more than 800 feet of paved road frontage. Internal roads are in good condition and give access over much of the tract. A ponded site of about 2 to 3 acres, which was recently drained for road improvements, is near the center of the property and has potential for management as a waterfowl area. The 12+ acre lake has been known to hold big bass and wood ducks.
The surrounding area is a clean, quiet rural area of forests with scattered pastures and houses. Near Legion Road, there are potential sites for a home or cabin with gentle slopes and easy access. The plat on record was drawn in 1979 showing 427.07 acres. 4.57 acres were sold to the church across the road to leave 422.5 acres in the tract.
The town of York is about a 15-minute drive away and offers restaurants, doctors, churches, and several stores including Tractor Supply, Lowes, and Food Lion Grocery. The tract is about 12 miles from York, 27 miles from Rock Hill, 40 miles from Spartanburg, and 49 miles from Charlotte. All distances are approximate road miles to the center of town.
