The ranch's topography consists of gently rolling hills to deep canyons and has an excellent combination of cool and warm season native grasses.

The Fabrizius family have been excellent stewards of the land and the grass on the ranch is in terrific condition.

Improvements

There is an older ranch style house on the ranch that could be a potential Ranch Managers home, this house is currently vacant and would need some remodeling and is located next to the county road.

There are two 2 stock wells one is a shared well with submersible pumps that supply water to the extensive pipeline and watering system throughout the ranch. The large water tanks have been strategically located around the ranch to provide excellent watering for the cattle.

The ranch has several large reservoirs for holding additional water for the cattle as well as providing excellent erosion control.

The Fabrizius Ranch is located in the northwest portion of Morgan County on the Eastern Plains of Colorado in an area that normally receives 14 of annual rainfall, with low humidity and almost 300 days of sunshine per year.

History

The Eastern Plains of Colorado have long been the hunting grounds for Native Americans and early settlers, once tens of thousands of bison roamed these grass covered rolling hills and lush stream bottoms. The area was also grazing territory for the historic cattle drives from Texas to Montana. Most recently this area has mainly been utilized for ranching or dryland farming.

Location

The Fabrizius Ranch is accessed by a well-maintained County Road and is located in the northwestern portion of Morgan County. The community of Ft. Morgan is less than 30 minutes away, 45 minutes to Greeley, an hour to Ft. Collins and just over an hour to Denver and Dia.

This ranch is located within 3 hours or less of several of the most prominent livestock sale barns in the west Brush, Sterling, Ft. Collins, LaJunta, Torrington, WY and Ogallala, NE.
