The rest of the property is perched on top of this slope, and this high bluff gives the property it's name.

These slopes are covered in pinion pines, junipers, and scrub oak that look like they have been sculpted by a bonsai master. This foliage is broken up by massive boulders, small ledges, and ancient yellow sand stone. A lot of these sandstone boulders and ledges contain large cracks and small caves which speaking from experience are incredibly fun to climb and explore, regardless of your age. At the top of the bluff is a much flatter area where the campground/building site of the property is found. Up here, you still find your pinions, junipers, and scrub oak, but they get a lot bigger, and the views, well, they will absolutely blow you away. You can see the entire Duchesne valley, as well as Starvation Reservoir.
Family campouts, reunions, 4th of July BBQs, and even just solitary weekend adventures could all be held here. There is no better place for an outdoor getaway.
Improvements There is a flattened building site on top of the bluff that is accessed by the main road into the parcel. This building site has the best views in the entire property, and that's saying something because everywhere you look you find something beautiful. As mentioned above, from the top of this magnificent bluff, you can see the entire Duchesne valley, including starvation reservoir, stretched out below you, and Blacktail Mountain- noble, rocky, and unconquerable is always just to your east.
The current owner's surveyor has confirmed that the property can also be subdivided into at least two parcels if a viable will were drilled. This means that in addition to a wonderful spot for a campground, cabin, or just recreation spot, this property could be a most excellent investment opportunity as well.

There are also extensive opportunities for hunting, fishing, ATV and motorcycle riding, and horseback riding scattered throughout Duchesne and Uintah Counties. As one of the photographers of the property noted, if the Blacktail Bluffs were in Colorado, the entire mountain would most likely be covered in multimillion dollar mansions.
Water/Mineral Rights & Natural Resources There is no water currently on the property, but a prospective owner does have the ability to drill a well or purchase water for an above ground storage station. There is also no sewer on the property, so a septic tank would have to be put in place if one wanted to build a cabin.
There is power running North-South through the eastern edge of the property. Specifically, there are 6 power poles on the parcel, and this power line is available for immediate hook-up for consumer use.
Region & Climate Black Tail Mountain Bluffs is located in the heart of Duchesne County, UT. The area is fairly dry, which makes it a great place to escape the summer humidity of a more wet climate. All four seasons can be experienced here, and activities abound for all of them. The usual summer adventures can all be had here, and in the winter, there is snowmobiling, ice fishing, sleigh-riding, and even skiing and snowboarding, located just a few hours away.
Utah in general is also just an excellent place to have a home. The state contains some of the best outdoor recreation and National Parks in the country, including Arches, Zion, Bryce Canyon, and even Four Corners. It is incredibly difficult to get bored.
Location Blacktail Mountain Bluffs is located 25 minutes from Duchesne, UT. Duchesne is a small town, and possesses more than its fair share of that rural charm. A beautiful river winds through the north end of the community, and feeds into the wonderful Starvation Reservoir. Heber and Vernal, UT are both about an hour away from Duchesne, and provide access to a large variety or restaurants and shopping. They both contain smaller regional airports.
Duchesne is also about 2.5 hours from Salt Lake City Utah, and Salt Lake City International Airport. Salt Lake City is Utah's largest city, and has extensive shopping, fine dining, aquariums, a zoo and an amusement park, and all of the creature comforts one could ever want or need.
