Approximately 14 acres are located in Gentryville, MO in the heart of Douglas County, about halfway between Ava and Mountain Grove on Highway 95.

As you turn off Hwy 95, you will travel down the easement road, and go to the 2nd road on the left. Take a turn to the left past the pink cabin and all follow till the end. The driveway will end on the SE corner of the property.

The first clearing is straight ahead. This clearing does sit below the driveway and is surrounded by nature's beauty. The driveway will end at the second clearing. There is a ton of room for you to have anything you want.

Both clearings are relatively level for the most part. Where the rest of the property is a mixture of valleys and small rolling hills, there is a small runoff branch that comes off the SW corner to the east side of the property.

There is no water source on the property currently, but this would be an excellent place for a catchment system, as there is lots of runoff water from the hill above. If you are looking to drill a well, they usually are about 350-650 FT deep.

This property is all off-grid, and solar would be an excellent investment for the property. You would need to trim back some trees in order to get a good view of the southern sky, and you can also put them on top of the hill above the first clearing.

Mtn. Grove, MO is the closest town with all the amenities for everyday life. Wal-Mart Supercenter, several grocery stores, hardware stores, feed stores, restaurants, and retail shopping. You will go about 21 miles northeast.

Ava, MO is the next closest town that offers a small-town atmosphere with ample amenities. Ava is the home of the world headquarters for the Missouri Fox Trotting Horse Breed Association and is partially surrounded by Mark Twain National Forest. This small town offers many recreational activities; the Water Park provides swimming and has a beautiful walking trail, tennis courts, and pavilions for picnics.

Rockbridge, MO is just about 11 miles southeast of this property. Rockbridge was a small community that started in 1942. Rockbridge Rainbow Trout and Game Ranch is home to some of the best fly fishing in the Midwest. The Old Grist Mill is still intact and is still used as a bar today. They have several lodge-style guest houses for rent and smaller rooms. Rockbridge Restaurant is the best place to get smoked trout and one of the best restaurants in this area.
