In the rolling hills in north west Burke County GA this property sits on a bluff overlooking Brushy Creek. Perfect for deer and turkey hunting or as a investment property this tract has it all. The property has been managed for big whitetails with a feed program and great food plots. Several turkey flocks are on the property right now with some really good gobblers. The creek is full of panfish and catfish with the occasional bass.

Land

The majority of the property sits above the bluff with some sand flats and some rolling clay hills. Almost surrounded by water the property rolls off a high bluff to Brushy Creek on the north side and on the south end it rolls slightly to a pond that sits on the property line. The main part of the property is in planted pines in three different age classes. Two of the classes will be ready to thin for pulpwood in the next five to ten years and the third is ready to thin now. The roads are in great shape and the property is very easy to get around. Some of the roads have a steep slope but all are drivable by pickup.

Recreation

As a hunting, fishing and pure recreational tract this property would be a lot of fun. Turkey hunting would be great in the pine plantations and in the bottoms. Small game hunting for squirrels thru the swamps on the creek would be a blast with some great rabbit hunting in the pines. Whitetail deer hunting would be serious business, Burke county is known for some really big deer and this property is no exception. The creek is something that I want to explore myself. It would be perfect for a Zebco 33 with a beetle spin and a cricket. Fry fish on the bank.

Agriculture

The tract was put in Loblolly pine several years ago with all stands being over ten years old. The potential for timber as an investment tract is obvious. The property is basically planted pines on the top side with three different age classes of pine plantation. Two of the age classes are pre merchantable or not quite ready to cut and the third is ready to be thinned for pulpwood with maybe a little chip and saw. The way the plantings were staggered this tract will produce income on fairly frequent basis for he next forty years if managed correctly.

Region & Climate

Burke County is located in Eastern Ga and has fairly mild winters and warm summers with some hot days thrown in. Right below Augusta GA and about two hours North of Savannah GA, Burke county is the second largest county in GA and one of the leading agricultural producing counties in the state.
