Farm Description
Stover farms is a first-class poultry operation located in Washburn, Missouri. The farm consists of 4 updated and well-maintained chicken houses. Three of those houses are 40 400 and the 4th is 46 520 allowing the overall operation to have a capacity of 104,000 chickens per flock. The farm is currently under contract with George's and produces 6.5 flocks per year. In late 2020 all of the poultry houses were updated and are currently well beyond the needed standards.
The farm has 3 water sources. The main well is 1000 foot deep and produces 75gpm. The secondary well is 570 feet and 35gpm, and the farm is also hooked up to rural water.
There is also a generator backup power source. The generator is diesel powered and has 104 kilowatts and auto start.
On the property you will find 2 operational compost sheds that are well maintained and in great working order.
Stover farm has exceptional covered storage with several high-quality buildings. A 60x 60 stacking shed with metal trusses and siding with a lean-to and drive through functionality. The other main barn is 52 80 and is currently used for litter storage and the north portion of the building is being utilized as an active composter. Additionally, across from the residence you will find a 40 50 maintenance shed with a partial concrete floor that is wired for 220.
The 80 acres of land consists of mainly open pasture that is gently rolling. The current owners are running 25-30 cow/calf pairs. The cross fences and multiple pastures also allow the production of over 100 round bales 4 5 of high-quality hay per year. There are 2 large ponds that hold water year-round serving as watering sources for livestock. Most of the property is fenced with well-maintained 5 strand barbed wire fence. There is also a permanent working corral and a feed bunk.
The main home is located at the entrance of the property. It features 3 bedrooms and 2 full baths. The kitchen has been upgraded with stainless steel appliances and features an eat-in bar and breakfast nook. The open concept living room and dining room allows for uncrowded entertaining.
