The Big Creek 80 is located in Phillips County, Arkansas on Big Creek. Big Creek itself is widely known as an important waterfowl flyway in Eastern Arkansas. With seasonal rains, the creek frequently floods outside its banks and holds a significant amount of wintering ducks. This particular property has a good history of successful waterfowl hunting, with the current owner having hunted it for several decades.

While this tract has 62.8 acres of crop base acres, the highest and best use of this property is for waterfowl recreation. Due to the frequent flooding of Big Creek, it makes it difficult to consistently farm the ground, but incredibly conducive for duck hunting. No development work to the land itself is required to hunt this property in its current state, but with minor dirt work, one would be able to easily artificially flood the field using a levee and a water-control structure. This would allow the new owner the ability to retain water when the creek recedes. Once this levee is built, it would be a simple matter to plant nearly 60 acres of millet in the summer. Beyond hunting the flooded field, Big Creek itself forms a natural basin in one of the bends that runs through the property making a natural duck hole. With its excellent location and the addition of duck food, this farm would ensure a successful duck season.

The Big Creek 80 is surrounded by excellent waterfowl properties. The Carnathan Farm adjacent to this tract on the South side of the creek produces great annual waterfowl harvests, while the Culp Farms to the North and South on the creek also hold good numbers of birds. The Big Woods Club to the South is a major duck club located less than five miles to the South on Big Creek, while the White River Refuge is less than 6 miles away.

Property Highlights

This property offers excellent, historic duck hunting in its current state, but could easily be improved with minor dirt work to make this a turn-key duck farm. With the opportunity to hunt among the cypress trees in the creek, or in a field full of planted millet in a heavily trafficked waterfowl flyway, this land is a waterfowlers paradise. The Big Creek 80 also comes with easy access via a recorded easement from a county road.

Another opportunity the farmland provides beside planting in millet, is that of applying to enroll the crop acres in a Wetland Reserve Easement WRE. A WRE is a federal program for agricultural ground that converts it from a farm back to its natural wetland habitat. This usually includes planting native trees, and developing levee systems for waterfowl improvements. The application process is based upon the property location and its importance to natural wetlands habitat. Due to the natural creek bottom this farm is located on, it would make for an excellent candidate for the program. A WRE pays on a sliding scale of how improved the farm is up to per acre. This easement limits the uses of the enrolled ground to recreational purposes, eliminating the ability to build permanent buildings and harvest timber outside of approved management practices. Regardless of the limitations, it is a great way to recoup some of the investment money one pays for a property while also improving the habitat for wild game. The new owner would be eligible to apply for a WRE once he or she has owned and farmed the land for two years.
