The Palmer Ranch consists of 160 acres of incredible mountain property, in the heart of Middle Park with close proximity to Silverthorne, Winterpark, Granby, and Kremmling. The property lies in the core of the Arapahoe/ Roosevelt National Forest, at an elevation of 9,000Ft and completely surrounded by National Forest. The ranch has direct access off Black Mountain Forest Service Road, and is within 2.5 hours of Denver.Hunting/ fishing - The property is enhanced by a beautiful lake offering great scenery, and has the potential to be a great trout fishing lake. The lake is about 15 feet deep and about four acres in size, and has an opportunity to be enhanced as a trout fishery. In addition, there is great fishing for brookies and native browns in the Corral Creek which flows through the property. Hunting in this area is known to be some of the best in the state of Colorado. Population for mule deer in this specific area is great and the quality is excellent biggest bucks in the state. Landowner tags are able to be drawn for mule deer each year with additional tags being able to allotted through the draw. Elk and Bear hunting in this area is also exceptional. Great Archery and Rifle hunting with tags for elk being over the counter. The unit is a sleeper unit and offers some very big bulls. A 367 inch bull elk was taken by the owner just beyond the property on some of the private National Forest the property has access to.Improvements - The cabin offers 1,200 sf of living space with a master bedroom and an oversized loft sleeps 8-10 people total. It is completely off grid and offers propane lighting and a natural spring well. The mornings here are crisp, making the wood burning stove the perfect complement to the cabin. The cabin also offers a kitchen and living room, great for family and guest gatherings. The bathroom is an outhouse and has an outdoor shower located right next to the cabin making it a true mountain getaway.Land -The property is exceptionally beautiful with National Forest on all four sides and offers huge stands of aspen and spruce trees along with large meadows. The wildlife is specifically attracted to the property because of the food, water, and cover the meadows offer. All seasons paint a beautiful scene here at the ranch. Being within 2.5 hours of Denver makes the ranch short easy drive from the Front Range. Between the towns of Kremmling, Granby, and Walden. The ranch is accessible in the wintertime via snowmobile.These type of properties are very hard if not impossible to come by.
