Montrose, Large Contiguous Tract : Lando : Chester County : South Carolina

Farm Description

Montrose is located in Chester County only 25 miles from Rock Hill and Fort Mill. It is also only 35 miles from Charlotte, NC. The property adjoins the East & West side of I-77 with access from Old Mill Road, Appaloosa Drive, and Martin Grave Road. There is paved road frontage on SC Hwy 97, Old Mill Road, and SC Hwy 901.

Montrose is a large contiguous tract- a rare find for being so close to the surrounding Metro areas. This long-term timber investment property has extensive hardwood timber- both upland and bottomland. This habitat supports abundant populations of well-managed wildlife habitats for many game and non-game species. Upland hardwood consists of White and Red Oak as well as Hickory. Natural pine areas along with the bottomland riparian zones support wildlife sustainability.

An advantage that Montrose has is that Rocky Creek flows through the property for two and a half miles. A smaller river that flows through the property adds tremendous recreational opportunities- waterfowl hunting, paddle-sports (canoeing, kayaking), and float or bank fishing. Perennial and intermittent streams provide year-round water supply to support wildlife and hardwood stream-side management zones. All streams flow into the larger Rocky Creek River.

Montrose has a long history of well-managed White-Tailed deer and wild-turkey populations. It consists of dozens of acres of food plots and wildlife openings that provide a turn-key opportunity for the new owner to polish their own vision for the open tillable fields. The current hunt club has implemented the practices necessary to grow and manage trophy whitetail bucks sustainably.

The tract is suitable for establishing a getaway retreat or primary estate residence. It would also make an excellent working farm for either timber production and/or for the production of agricultural commodities.

Nowhere else in the SC Upstate Piedmont can one enter into a sizeable and manageable wildlife property for this price point per acre.

Access is by appointment only. Tract is leased for hunting.
