Farm Description

The Black Belt Outfitters farm in Marion Junction, Alabama is probably the finest free-range hunting tract I have ever had the pleasure of representing. This property is 832 acres +/- of land for sale in the heart of Alabama's fertile Black Belt. This farm has been intensively managed for whitetails and other wildlife for ~27 years by the Parker family. Many people around the country know the Parker family's reputation for the great hunting opportunities they provide and their deer breeding operation at Black Belt Outfitters and Whitetails. This property has been used for their personal hunting and as additional acreage for their paying customers for almost 3 decades. Because this tract is located some distance from their main operation, it made sense for them to make this property available for purchase. The owners told me that there have only been approximately 5 deer harvested off this property in the past 3 years, and one of the last bucks taken scored 152?. This is a tract where you can see big numbers of deer, and also regularly hunt trophy deer. The owners said that several hunting shows have been filmed on the property through the years, particularly for turkey hunting. In addition to creating excellent habitat, the owners have also been doing supplemental feeding for years.

The habitat is perfect for growing and sustaining a thriving population of healthy deer. There are large blocks of mature hardwoods, loblolly pine plantation, areas of longleaf pines, young planted hardwoods, natural hackberry stands and creek drains, and large fields and food plots. This tract has the eye-appeal you look for in a hunting property. There is agricultural land all around this area, with row crop farming on lands adjoining the north and south of this property. The internal road system is fantastic, big wide main roads that lead throughout the tract. There are two large creeks, Dry Creek and Chaney Creek, that flow through the tract. The owners have constructed nice crossings and a couple of steel bridges that allow access across the creeks even in wet weather. Numerous food plots and stand sites throughout the tract offer unique views and varied hunting scenarios. You can choose exciting hunting scenarios that offer those long rifle shots in big fields or bow set ups in open hardwood bottoms. You will be hard-pressed to find better deer habitat on this farm.

There are no structures on the property other than shooting houses for hunting. You can design and construct the lodge or accommodations to your own specifications. Electricity is available along the paved road frontage on Dallas County Road 29. Approximately 47 acres lies east of CR 29, and the balance of the tract lies to the west side. There are many big landowners in this area.

CRP Program- Approximately 81.5 acres are enrolled in the Conservation Reserve Program (Crp) that generates some income. The current CRP contract expires in 2020. This farm is located just south of US Highway 80 and is easily accessible from most cities in Alabama. It is located 18 miles west of Selma, 42 miles east of Demopolis, 96 miles to Birmingham, 78 miles to Tuscaloosa, 68 miles to Montgomery, 150 miles to Mobile, 170 miles to Pensacola, and 187 miles to Jackson, Mississippi.
