County Line Ranch

Farm Description

County Line Ranch is located in the heart of what is known as South Dakota's Golden Triangle. This region is home to some of the Country's best pheasant hunting. County Line Ranch offers a mix between beautiful pasture draws, and fertile crop ground. The property is located approximately 20 miles North of Gregory, South Dakota. The ranch has been extremely well managed as a cattle ranch, as well as a top shelf recreational property. The current owners are true stewards of the land, and is pointed out by the lush pasture grass that is abound throughout the ranch. There is approximately 1000 +/- acres of crossed fenced pasture ground, and 718+/- acres of tillable ground. The ranch has ponds located throughout the property for watering cattle and wildlife alike. Current owners run on average 150-180 cow/calves year round.

Recreation

The current owners have managed the ranch for trophy Mule deer and Whitetail deer, only harvesting 3-5 deer off the ranch annually. Pheasant hunting the many shelter belts that run along the fast amounts of crop ground and sloughs will rival any hunting in the state. There is vibrant turkey population on the property, with every draw holding a good number of birds hunters are certain to have plenty of opportunities. The ranch would make for a spectacular private hunting holding, to be enjoyed by friends or family. However, it also has all the right attributes to handle a commercial operation.

Lodge

The lodge sits at the end of a private drive nestled back into the trees of one of the many draws on the property. The Lodge would make a great personal hunting camp, and with the ability to sleep up to 12 people it is also has the potential to be a turn key commercial operation. The lodge meets all the State mandated regulations to run a commercial hunting operation.

Improvements

There is a Large Morten Building with pens, and working facilities located on the property. The ranch is fully fenced with 3 different pastures, allowing for good rotational grazing of cattle. There are good road systems throughout the property making it easy to access all the draws on the ranch.

Broker Notes

This ranch truly has it All. On each property visit I saw shooter Mule Deer and Whitetail. I saw numerous different flocks of turkeys in the draws. The Pheasant Hunting would certainly rival any in the area with plenty of food, cover, and water.
