The Clarks Cottonwood Canoe Camp is a 222 acre +/- contiguous parcel of residential, recreational, and agricultural land located approximately one mile south of Park City, at the end of the Old Mill Road. The Clarks Cottonwood Canoe Camp consists of five legally described tracts, three of which have septic systems installed.
Clarks Cottonwood Canoe Camp is improved with a two story house with an oversized two car garage and a rustic cabin located on the bank of the Yellowstone River. The property includes a deeded island, on which there is a confirmed Lewis and Clark campsite. The property features two channels of the Yellowstone River which is a significant recreational and agricultural resource. The property includes irrigated farm ground, large open grassy meadows, tree and brush covered acreage, and gravel and sand bars along the river channels. These lots range in size from 28.465 to 71.995 acres with each of the lots extending from the north boundary to the main channel of the Yellowstone River. Each of the lots has a deeded interest in the island, on which the Clarks Cottonwood Canoe Camp is located. The property features approximately one mile of the main branch of the Yellowstone River and approximately three quarters of a mile of the north branch of the river.
Electricity, natural gas, and telephone service are available along the road that accesses all five lots located on the property. Internet is available via telephone and satellite systems.
The five legally described lots, along with the identified historical site would greatly enhance the Conservation Easement potential of the Clarks Cottonwood Canoe Camp.
The improvements located on the Clarks Cottonwood Canoe Camp include a 2,400 square foot residence, a 700 square foot rustic cabin, and the original farmhouse. The residence is a one bedroom, one bath, wood framed and metal sided structure that has a living room and kitchen on the main level and the bedroom on the upper level. The residence also includes an oversized two car garage that has lots of room to store vehicles, equipment, and toys.
The second structure is a partially finished cabin that is located at the site of the original homestead. This rustic, but newer building is situated on piers and it has electrical service, but no plumbing.
Three of the lots have existing septic systems. One of the septic systems is associated with the existing residence. The other two systems, which have never been utilized, were permitted and installed several years ago. A drilled well provides domestic water to the residence.
