Campbell Creek Tract is a great timberland and recreation property with excellent access to Hwy 72 between Mountville and Cross Hill. It is located in an area with strong timber markets but still only 46 road miles from Downtown Greenville or Spartanburg.
Planted loblolly Pines of two ages cover nearly 106 acres of the tract - 38 acres planted in 2005 and 68 acres planted in 2017. The older stand will be ready soon for first thinning. The younger stand was established with chemical site preparation and ArborGen Elite seedlings. These trees are free of competition and showing exceptional early growth.
A large creek, North Campbell Creek, flows through the land and is surrounded by about 24 acres of mixed oaks and other upland hardwoods. There is a large beaver pond and around 4 acres in a powerline right-of-way.
The tract lies about one mile south of the Mountville Post Office on both sides of Hwy 72 with more than 3,000 feet of frontage on the highway. A natural gas line and public water line run along Hwy 72.
About 10 miles from Clinton, 15 miles from Greenwood, 46 miles from Greenville or Spartanburg, 68 miles from Columbia. All distances are approximate road miles.
