South Eastern Oregon Pasture Ranch in Lake County Oregon. 3,558 +/- acres. Hard to find in one contiguous block. Property consists of various native and planted grasses & clovers. This is a good spring/summer & fall pasture setup. The ranch consistently has a carrying capacity of 450 pair. The numbers can be increased accordingly to the water year. The fields are in excellent condition and have not been overgrazed. There is an additional 500 +/- acre Riparian area below the 4702 elevation mark that takes in the north end of Goose Lake. This can be grazed as the lake recedes in the summer months. The current owner has used electric fencing in the past to accomplish this. It is very efficient. The property is fenced and cross fenced with eleven pastures for easy rotation. There is 9/10ths of an acre experimental plot that has been planted to fodder corn & beets, vetch, sorghum & radishes. It is doing extremely well.

Thomas Creek runs through the property for 2 miles and is the main surface water source for the flood irrigating and stock water use. On the north end of Thomas Creek where it enters the property there is a diversion dam that diverts the water east and west. This is the main diversion point/dam for the flood irrigation. Ducks Unlimited has helped to improve the system over the past few years. This has created a sanctuary for spring waterfowl. The property has a very good flood irrigation system starting with the main diversion point as well as secondary diversion points and efficiently designed systems of dikes, ditches and head gates. This allows good coverage over the meadows.

The 40 x 60 2400 sq.ft. steel shop has a concrete foundation and floor. It has 3 overhead equipment doors and one man door. Single phase electrical service. There is a home site with a domestic well, electricity and septic system in place.

The 30 x 200 6000 sq.ft. lambing shed is wood construction with a metal roof.
