The Caprock Ranch is a trophy hunting and cattle ranch situated west of Highway 172 in Chavez County, New Mexico's Mescalero Ridge.

This large ranch sits on the Caprock about 12 minutes south of the Roswell highway in Chaves county. From Tatum, travel west toward Roswell and turn south onto Tower road or highway 172. It has acreage on top of the Caprock and also down below the Caprock including the white sand dunes and the red dunes. It is one of the oldest established ranches in Southeast New Mexico.

The ranch consists of 17 sections of mixed hard and sandy country.

The 14,800 +- acres is made up of 780acres of deeded land, +-3400 acres of state land and +-8620 acres of Blm. Half of the deeded is located up top where the main home and foreman home, barns and pens are located. The other deeded land is down near the sand dunes off of the Caprock.

Improvements add up to approximately in depreciable assets for the new owner.

There are three homes on the ranch Two are remodeled and one is recently constructed. There is a 30'x100' stalled horse facility, 40'x100' barn, 50'x60' shop, recently replaced north fence and numerous pens as well as a new water pipeline with water storage on the ranch. The seller will convey all owned minerals with the sale. There is no O&G production on this ranch.

This ranch is very well watered.

The water on the ranch is good to drink. There are 4 water wells 180' deep 3 submersible pumps & 1 windmill. 2 water wells have been recently drilled. There are 3 drinkers in the cap pasture, 2 drinkers in the camp pasture, 1 drinker in the south pasture, 2 drinkers in the big sand pasture, and 20,000 gallons of storage. The pipeline has been re-worked to have water on demand. There are 8 miles of pipeline reworked with new fittings and connections. The windmill is in good condition with a 3-year-old motor. There is one dirt tank, 1 water well at the main house, and 1 well with a submersible pump at the ranch house. The third ranch house also has its own water well. Another good water well is located in the sandhills. There are 50,000 gallons of water storage, 10 miles of pipeline, and plenty of water troughs making it easy to utilize the feed on the entire ranch.

Two weeks out of the year, Hunting shows come to get good hunting footage for their season on this ranch.

This area of New Mexico is known for world-class quail hunting. There are trophy mule deer and this ranch is deemed as one of New Mexico's quality mule deer sites. It has excellent cover and abundant antelope as well as other game. The sand dunes serve as a habitat for the prairie chicken and the sand lizard. The wildlife resources on Mescalero Ridge are hidden but spectacular. It has been said that this is untouched trophy mule deer hunting and it offers more blue quail than you've ever seen. The blue quail and mule deer are native to the dunes. Other species include coyotes, foxes, cats, and other desert animals.

The income from the ranch can vary depending on the seller's intentions.

The current Wind contract estimated income is year for 35 years plus production bonuses 2020. The contract is for two 5MW wind towers to be constructed near highway 172 on deeded land. The project is now in the construction phase. The current owner has a maintenance contract for the fences around the wind towers which brings in a month base plus an hourly rate if they need to repair anything. The seller runs his own cattle but if an absentee owner wished, they could lease the grass to a neighbor or back to the seller for approximately year. Depreciating the assets could be beneficial to someone needing a tax shelter. This is a good, clean, well-maintained ranch. The cattle can be purchased additionally.
