Farm Description

Reduced. 27-Acre Cornfield - Swamp Bottom and Pond - Cutovers that have been Reseeded - This Property is a Hunter's Dream

109 acres of excellent habitat for all game animals makes this property a phenomenal opportunity to secure a quality piece of hunting land. The land has excellent road frontage on Timber Branch Rd and Devil Three Jump Rd in King and Queen County. Just a half hour away from Tappahannock and one hour from downtown Richmond, it's an easy property to get to in the morning before a hunt.

The 27-acre cornfield is an excellent dove and turkey field. The dove birds are already piling in. A local farmer leases the field to plant and will plant either corn or soybeans.

Once you go through the gated entrance, there is a good road system to get you around a lot of the property, but not the entire land. Along the road system there is a ton of potential for tilling the soil and planting small food plots all over the western side of the property. The road will lead you to a small, unfinished cabin that makes for a great little clubhouse or spot to post up over a weekend of hunting. The road continues down to the pond/swamp that is known to hold many wood ducks, and the occasional big duck and goose.

There are several cutovers on the property, which is excellent for the wildlife. There are rabbits everywhere on the property and the deer find cover and safety in the small seedling pines. The cutovers were reseeded about five years ago.

The turkeys love to roost in the trees that separate the swamp from the cutovers, and either fly down to the main field, or slowly walk their way after dropping down from the roost. One benefit to owning this land is that on the East side of the property, the land borders the Dragon Run State Forest, so if you begin hunting a turkey on your land and the birds flies to the other side of the road or a new bird strikes up in the State Forest, you are good to go. There are many advantages when owning land that borders public land.

Overall, this is an excellent hunting property with tons of potential for the next owner. Call today to schedule a showing.
