The Offering
American Forest Management, Inc. has been retained by The Rohatyn Group who is soliciting sealed bids for approximately 973 gross hectares of land and timber located in the provinces of Guanacaste and Puntarenas, Costa Rica. The property is being offered for sale through a lump sum two-stage bid sale event. The offering represents a rare opportunity for investors to own and gain exposure to high-value teak timberland assets, benefiting from a long history of professional forest management designed to maximize both environmental and economic returns.
The Area
The property is located in the northwest corner of Costa Rica, on the Pacific coast, mostly within the Nicoya Peninsula. The peninsula includes the northern Guanacaste and southern Puntarenas Provinces. The peninsula's diverse geographical features include pristine shorelines, flat valleys, tropical forests and panoramic mountain ranges.
The region is known for its stable climate, fertile soils, friendly culture, and endless recreational opportunities. Investors are attracted by Costa Rica's continued economic growth, political stability, and a welcoming business environment.
The Property
Professional management of the property is focused on providing sustainable, near-term, annual operating cash flows while enhancing long-term environmental and capital appreciation. The overall silvicultural paradigm is designed to maximize future value, generally through intensive treatments, prescriptions and improved planting material, to generate high-valued teak sawtimber.
The offering comprises seven individual farms, ranging in size from 33 to 394 gross hectares, for a combined total of 973± gross hectares. The property includes 616 net productive hectares of teak plantations with a diverse age class of 1-22 years. The remaining area includes native forest species typically found in the lower elevations of the Guanacaste province and non-forested areas. The property has approximately 296 hectares of teak plantations that are greater than or equal to 18 years of age. This area carries approximately 40,000 cubic meters of volume, much of it is highly valued, large diameter product classes. In addition, the property contains about 320 hectares of well-managed, young plantations less than or equal to 5 years of age. These young plantations have been established with high-quality genetics, intensively managed for high-value teak production, and will be ready for a first commercial thin in the near term.
Data Room
American Forest Management, Inc. has set up an electronic data room containing information for bidders to use as they evaluate the property. All prospective bidders who execute a Confidentiality Agreement will be granted access to the data room. The data room will be accessible to prospective bidders starting August 27, 2018.
Offering Process
The Nicoya Teak Timberlands are being presented for sale in their entirety, as a two-stage, lump sum sealed bid event, with no further option to subdivide. Prospective bidders are invited to participate in the process upon execution of the Confidentiality Agreement. First-round bids will be due in early October 2018.
