The Scott Paper '195' Tract has gently rolling to hilly terrain with a pretty creek crossing the northern portion of the property. It has excellent deer and turkey habitat and offers a good financial return on well-stocked pine plantations. There is excellent access with multiple gated entrances off of Dallas County Route 4.
The tract has about 156 acres (80%) of mature to near-mature pine plantation established in 1989, 24 acres (12%) of thinned, younger pine plantation established with genetically improved planting stock in 2004 and 9 acres (5%) of hardwood along the drains.
There is excellent site quality and growth. There will be significant cash flow in the near term as the older pine plantation, with very good grade, is nearly ready for harvest. As stumpage prices improve, this plantation is ready to harvest.
