The parcels are set up against some jagged, scenic mountainsides that gives additional privacy, wind break and opportunities for hiking or scrambling about.
One of the nice features for these parcels is that they have already been surveyed and the boundary lines are clearly marked off. That will save you thousands in surveyor fees.
The parcels themselves are very level. There is a wash that runs through them at a slight diagonal that is evident in the overviews. It doesn't appear to harbor runoff on a annual basis, but the wash itself would not be a good place for permanent structures. It still leaves the great majority of the property of reliably dry ground. The properties do not have land designated as a flood risk area - but that is likely just because the area hasn't been covered. There is a road running through at a diagonal, but does not appear to be an actual road. I have gone through the Title Deeds going back to the 1950's and there is no language of any legal easement. On some maps it shows as being Bumpkin road, but that is not correct. Bumpkin road is an actual east to west road just north of this. Furthermore, there is no need for anyone to use that road to get to their property and you might want to consider putting up a no trespassing sign at the edge of your parcel.
These properties could be purchased separately or together for a savings. They sell each for or together for is an off the grid area. You would need a well as there is no municipal water available. It is a septic tank and propane tank area. The northeast corner of the East parcel is.12 of a mile from the nearest utility pole that brings power and telephone service. You might consider running hookups or putting in your own solar or turbine sources. There is no HOA or POA in this area. The mailboxes would be located on the 247 (Barstow) Rd. It is a ten minute drive to the city of Lucerne Valley where there is a supermarket, hardware stores, restaurants and other amenities. You are also similarly close to Barstow will much more services.
