Farm Description

Tract 1 - 135.49± Acres - The terrain of this tract is suitable for residential development.

Largest portion of the whole acreage with approximately 2,000' of frontage along US 80 (Eisenhower Pkwy.) and 700' along Tobesofkee Creek. The frontage along US 80 is limited by the State. No access is permitted from US 80 onto this land.

Currently, the land is leased to hunters.

The entire property was heavily thinned of pine timber and there has been no replanting.

Public water serves the entire parcel. Active sanitary sewer runs along the western edge of the neighboring Venable property. Approximately ½ of the acreage has gravity flow to the sewer. The other half would require a lift station to obtain access. According to Bibb County Health Department, there is a single deep water well and septic system on the property.

Tract 1 has approximately three acres in the flood plain along Tobesofkee Creek.

Tract 2 - 18.66± Acres

This property is primarily in wild field now, with a stand of evergreen/oak mix along the southern property line.

The tract has approximately 1,500' of frontage along Dixon Road and 950' along Fulton Mill Road.

The property is essentially level and at road grade.

County water serves the site but sanitary sewer is over 2,000 feet away making sewer unreasonably priced for higher density development.

Tract 3 - 37.4± Acres - The terrain of this tract is suitable for residential development.

Second largest portion of the whole acreage, with approximately 2,750' of frontage along Fulton Mill Road.

Public water is available on the frontage of Tract 1 & Tract 2. Sanitary sewer is off-site along the opposite side of Tobesofkee Creek.

All merchantable pine timber has been harvested from this site.

Tract 4 -.44± Acres

This property is an island of Dixon Road and Fulton Mill Road. I believe it has some limited light commercial use in the future if the old leg of Fulton Mill Road could be abandoned and some acreage from Tract 3 combined with the acre or so in the triangle. This island would need to be 2-3 acres and the soils must “percolate” to allow the recommended development.

Tract 5 -.09± Acres - No serviceable access.
