The Belleville tract is located 19 miles west of Evergreen with an entrances off of Conecuh Route 15 and Tower Road. The tract has gently rolling terrain and is excellent habitat for deer and turkey. Several small creeks and minor drainages bisect the tract. There are 10 green fields established.
This tract has excellent investment potential with 194 acres of well-stocked, thinned loblolly pine plantation and 143 acres of premerchantable pine plantation. Most of the premerchantable pine will be thinned in the next 2-3 years. The tract can provide significant timber revenue in the next 5-10 years.
There are an additional 78 acres of hardwood drainages throughout the tract and an 8-acre wetland. A large power line which passes through the tract provides additional opportunity for green fields.
The tract is certified under the American Tree Farm System.
Bloedel Forest does not own the mineral rights and is not offering any real estate commissions.
