Bell Branch Longleaf Pines Tract is located in Kershaw County, South Carolina. It has paved frontage on Old Georgetown road.
This tract is an excellent timber investment. It is already producing income from the harvest of longleaf pine straw. The very well-stocked longleaf pine plantations (of various ages) do not disappoint. The most predominant stand is 117 +/- acres of longleaf pines planted in 2009. Their tree stocking/density is prefect for a commercial scale pine straw raking program. All of the stands have crown closure or will have crow closure within 3-5 years. These longleaf pine plantations provide the opportunity to focus on long-term timber growth while also receiving annual income from the sale of the straw. Currently, only 25 acres are being raked. Remaining stands that are currently not being raked are being cleaned and prepped for future straw production likely within 3-5 years.
The habitat provided as well as the added bonus of a small fish pond make Old Georgetown a good recreational hunting tract. It could also become a nice homesite. An abundance of upland acreage provides the perfect spot for a home. There is also potential to convert the forestland into pasture.
Own this tract and take pride in knowing you are helping to restore a much-needed ecosystem. Longleaf pine ecosystems are essential in ensuring key wildlife species- such as the Fox Squirrel- remain viable.
This tract is one of two on Old Georgetown Road that is available for purchase. Should the two be purchased together, a sizeable longleaf straw operation is possible. With a combined 244 acres (of a combined 261 acres) being planted in longleaf pines, there is a high percentage of acres that can be raked. If the tracts were purchased together, approximately 93% of the tract would be in longleaf production which is well above average.
Don't miss out on this great opportunity.
From Camden, SC take US Hwy 1 North through Cassatt and then right onto Old Georgetown Road. After a mile or so, the tract is on the left just past McGoughan Mill Pond Rd.
