BUILDINGS & EQUIPMENT: There are a number of improvements on the Ragland Plantation. Farm operations are headquartered near the east side and center of the farm
There are 6 houses, 2 shops and equipment sheds for farm equipment, and a warehouse for seed, fertilizer, and chemical storage also on the property. There are presently 70,000 bu. of modern grain storage and drying capacity in good condition. The system is equipped with an elevator leg and all necessary grain moving equipment.
OTHER IMPROVEMENTS: The 2 miles of paved State Highway frontage also provide safe and easy access to the farm, in addition to over 2 miles of county gravel road connecting various parts of the farm. All ditches and farm roads that surround the fields and property are inside the actual property lines, or are covered by an easement, and are considered part of the farm itself. This is an important feature, as disputed ownership of ditches and roads often lead to neglect and unsightly conditions surrounding otherwise attractive farmland.
BROKER NOTES:
1. In a time when farm values and crop demands seem to be forever fluctuating, this farm has consistently been a profitable venture, and will remain so, as rice, soybean, wheat and corn surpluses of the past are rapidly disappearing and there is a heavy demand for these crops on the international market. The quality of soils and the dependability of production, in combination with the size and arrangement of fields, means the Ragland Plantation historically produces quality agricultural products resulting in premium market prices for crops sold.
2. The farm is competitively priced, and with the excellent features outlined here, will be a sound financial investment for the new owner. Financial data on the farm’s earning history will be made available to serious buyers. Price is firm.
SALE: The property is being offered for or per acre. Owner prefers cash.
