Hunter's Choice Plantation is located in the heart of the South Carolina Lowcountry, and as the name describes, consists of 911 +/- acres of multifaceted recreational opportunity in an area known for its great hunting. Bordering the Big Salkehatchie River, which is a continuation of the Combahee River coming out of the St. Helena Sound of the Beaufort area, this tract offers a unique combination of deer hunting, duck hunting, turkey hunting, hog hunting, and fishing. The plantation has a combination of uplands and lowlands, pines and hardwoods, along with thickets and open fields. There is a great road system in place, as well as established food plots. Texas tower stands and box stands are spread throughout the property overlooking a variety of settings including fields, cut strips, plots, roads, and bottoms. There is a large, metal equipment shed with roll-up doors, used to store farm equipment and all other dry storage needed. There is a small pond, with the possibility to be enlarged into a bigger pond, which is beside a live oak avenue and mature pines with a nice open field adjacent that could potentially be turned into an incredible homesite that overlooks it all. Just a short ride down from the pond and equipment shed is access to the Salkehatchie River. There is a nice path running adjacent to it where you can put in your boat and go fishing, or just fish from the riverbank. This is a beautiful, scenic area with age old oaks and cypress trees, and there is also a very small food plot area and deer stand bordering the river here that would make for quite the view while sitting early one morning or late one afternoon. Going back up towards the front of the property, there is quite an elevation change, as you go from muddy river bottom, to hard clay hill bordering Old Salkehatchie Hwy. Deep Branch Creek runs through the middle of the property and divides it into two, running across Old Salk Highway, through the pines, then hardwoods and on down to the river. There is a large 11 acre field bordering this run, that is an awesome place for deer, hog or dove hunting currently, but could easily be converted into a very large pond and duck impoundment that could be planted and flooded for ducks each season. Another 2 acre field exists not far down from this one that could be done the same way. Not only does the property have substantial river frontage, but it has even more paved road frontage, and includes 4 gated access points with brick columns and steel gates coming off of Old Salkehatchie Highway. This recreational retreat offers versatilty in its forest as well, with approximately +/- 70 acres of young planted pines, 228 acres of middle aged naturally regenerated pines, 35 acres of mature planted pines, 60 acres of mature hardwoods near the front, 23 acres of mature hardwood swamp bordering the river, 210 acres of young hardwood swamp area, 250 acres of young mixed hardwoods, 24 acres of open field area, and the balance in roads, ditches and creeks. The property is truly a big buck haven, and also offers something to do hunting or fishing wise through every month of the calendar year. Hunter's Choice is an awesome opportunity where you could have it all, and then some, on just under 1,000 acres of private land in a perfect area for recreational enjoyment here in the wonderful Lowcountry region, sitting just 6 miles NW of Yemassee, SC, only about an hour southwest of Charleston. and an hour north of Savannah.
