About 0.8 mile north of the subject property is George W. Andrews Dam, Locke and Lake on the Chattahoochee; about 29 miles north is Walter F. George Reservoir (Lake Eufaula) on the Chattahoochee; and about 39 miles south is Lake Seminole formed by the Chattahoochee and Flint. The 79 acres of fields are a blank canvas for developing that acreage for recreational purposes. Strips or blocks could be planted in pines or hardwood or fruit trees, leaving strategic areas out for food plots and shooting lanes. NEIGHBORS: The neighbors are mostly private tracts with a nice mix of timberland and farmland in the immediate area. There are a few smaller parcels with homes in the area, but in private and rural settings. The northwest neighbor and the neighbor across the river in Alabama is the federal government lands surrounding the George W. Andrews Dam and Locke that is about 4800 feet north of the subject property. The dam is not for power production, but is for river navigation. The dam forms George W. Andrews Lake, very riverine in nature and known for excellent fishing. Downstream about 1.8 miles on the Alabama side is Alabama Powers Farley Power plant, in operation since 1977. Historical imagery on Google Earth shows water in the natural pond in every available year. There is a built up road across the pond serving as both road and dam, which helps provide some open deeper water.

LOCATION/ACCESS: 240 feet frontage on graded Lower river Rd. 0.8 miles to pavement, then 1.4 miles to GA Hwy 62.
