Operated as a working cow ranch, the ranch offers an abundance of forage and protection for the existing cow herd. The approximate 4,325 acres of summer grazing land is hard land range which is cross fenced and water is provided by stock tanks on water pipelines. 1,660 acres of sub-irrigated pasture along the South Platte River offers off season grazing opportunities. A pivot irrigated quarter of 138 acres offers supplemental feed. The ranch is in above average condition as far as stock water availability and range condition. The fences throughout the ranch are in excellent condition. An additional 600 acres is located around the headquarters and in small tracts.

The west unit of the ranch is located just west of Roscoe, NE or 4 miles east of Ogallala, NE. It consists of approximately 2,425 acres of hardland rangeland for summer grazing. This is watered with a water pipeline to 7 stock tanks and also has 5 stock dams. There is a 160 acres sub-irrigated pasture on the south side of the interstate that is used for replacement heifers. The South Platte River portion consists of approximately 110 acres of deeded and 423 acres leased wildlife habitat. This includes just over 2 miles of river frontage.

The east unit of the ranch is located on south side of the South Platte River, 2 miles east of Roscoe and 4 miles west of Paxton, NE. The headquarters and pivot irrigated quarter are in the east unit. It also includes approximately 1,900 acres of hardland rangeland for summer grazing. This is watered with a water pipeline to 7 stock tanks, a windmill with tank and also has 3 stock dams. There is approximately 1,500 acres of sub-irrigated pasture along the South Platte River that offers grazing in the fall, winter and spring. The balance of approximately 500 acres is around the headquarters and in smaller tracts. The South Platte River portion includes approximately 300 acres of wildlife habitat and over 3 miles of river frontage.

HUNTING & RECREATION: There are over 5 miles of South Platte River frontage within the ranch. This includes nearly 825 acres (350 leased acres) of heavily treed wildlife habitat for whitetail deer, turkey and the occasional elk. The South Platte River provides habitat for ducks and geese. The hardland hills offer upland bird and mule deer hunting. The hunting is leased out until August 2017.

SUMMARY: Located in the heart of cattle country this is a very unique opportunity. You are buying into an existing 500-600 cow ranch operation. The ranch has been part of a 50/50 lease since 1993 and the lease will expire in February 2019. The Landlord provides the real estate and 50% of the cows. The tenant provides all equipment and labor and 50% of the cows. Income is derived from 50% of the sales volume of the calf crop and cull cows. A copy of the lease is available for qualified Buyers. As a Buyer you will be buying the real estate which is listed and at closing time you will buy 50% of the cows at current market value.
