This tract consists of approximately 132.81± acres more or less. According to the county F.S.A. office there is 118.75 DCP cropland acres 108.60 wheat base and 34 bushel yield. The balance is in a large spring fed pond, and water way. Principal soils are Norge 1-3% slopes, class II; Kirkland-Renfrow 1-3%, class III; Norge Loam, 3-5% slopes, class III; Renthin-Masham complex, 3-5% slopes, class III and Grainola-Masham complex, 5-12% slopes, class VI. This farm has excellent access by county road on the east and south, and Hwy 412 frontage on the north. There is good perimeter fencing with some steel corners and gates.
Legal Description: SE/4 of 11 W.I.M. less a 20 acre tract in the SW/ corner and 7.19 acres for highway frontage.
Taxes: will be given immediately upon the signing of the purchase contract and acceptance of the escrow deposit.
Minerals: will be sold separately from the surface. Sellers believe they own a 5/8th interest. They will be selling any and all of their mineral interest. Lease is currently open. Bidders must do all of their own due diligence. A Quit Claim Mineral Deed will be conveyed at closing.
