Taxes: This tract of land consists of approximately 160± acres of land. According to the county F.S.A. office there is 151.7 DCP cropland acres with 145.5 wheat base and 40 bushel yield. The balance of the land consists of grass waterways and timber in the SW corner. Principal soils consists of Bethany Silt Loam, 0-1% slopes, class II; Kirkland Silt Loam, 0-1% slopes, class II; Norge and Kirkland loam, 1-5% slopes, class III with a small portion of Pulaski-Ashport class V. There is excellent access with Hwy 412 frontage, gravel county road on the east and shale county road on the north.
Possession: will be given after the harvest of the existing 2017 crop.

Taxes: This tract of land consists of 160± acres of land. According to the county F.S.A. office there is 114.18 DCP cropland acres with 110.5 acre wheat base and 40 bushel yield. The balance of the farm consists of heavy timber, wet weather spring, rolling terrain in the timber area providing some very good whitetail deer hunting! The farm is currently planted to soy beans will be cut by auction date and planted to winter wheat. Principal soil types are Zaneis Loam 3-5% slopes, class II & III, Kirkland - Renfrow complex 1-3% slopes, class III; and some Grainola - Masham complex 5-12% slopes, class VI. Access is by good county roads!

Terms/Conditions for both Tracts: 10% of the total purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of marketable title.
